Serviced apartment and long-stay linen

Long-stay accommodation sits between a hotel and a home. Linen is changed weekly rather than daily, so each item takes fewer wash cycles but is judged over months of continuous use by the same guest. Comfort and appearance retention matter more than raw turnover durability, and the bed mix is almost always wider than a hotel's.

What long stays change about the specification

Weekly change shifts the priority to comfort

With roughly one wash per week per set, abrasion is less of a constraint and hand-feel becomes the guest's daily experience. Long-stay properties can justify a softer, higher-count construction that a high-turnover hotel could not — provided the laundry can maintain it.

The bed mix is wider than a hotel's

Studios, one-bedroom and two-bedroom units routinely mix single, double, queen, king and sofa-bed dimensions in the same building, and sofa beds in particular are rarely a standard size. Measure them. A unit-type schedule with measured dimensions per bed is the correct starting document.

Guests notice the whole textile package

Extended-stay guests use kitchen textiles, extra towels, additional pillows and blankets that a nightly hotel guest never touches. Include tea towels, oven cloths, spare bath sets, mattress protectors and pillow protectors in the scope, or they will be bought locally at retail prices unit by unit.

Replenish in phases, not in one purchase

Buildings fill floor by floor. Freezing the specification once and releasing quantities in phases keeps the product identical while matching spend to occupancy. Later phases are scheduled against the production calendar at the time of release.

Buyer FAQ

Questions about serviced apartments

Can you supply kitchen and utility textiles alongside bed and bath?

Tea towels and similar flat woven utility items are reviewed as made-to-specification products in the same way as bath linen. Send the size, construction and quantity for feasibility and MOQ confirmation.

How do you handle sofa-bed and non-standard mattress sizes?

They are cut to the measured dimensions you supply. Sofa-bed mattresses are usually thinner and shorter than any standard size, so a fitted sheet cut for a normal mattress depth will not hold — send the measured depth.

Can quantities be split by building phase?

Yes. One approved specification, multiple releases, with packing marked by phase, floor or unit type.

What is the lead time?

Final lead time is confirmed after BOREDON reviews the product specification, quantity, customization, order mix and current production schedule.
